Garage door replacement cost in Surprise: price your own opening in five steps

A replacement door in the West Valley runs from about $1,000 for a plain one-car door to $6,800 for a full-view aluminum and glass double. The spread comes from five choices. Walk through them and you will land within a few hundred dollars of the written quote.

Step 1: the size

Start with the opening. A one-car door, 8 or 9 feet wide by 7 feet tall, starts around $1,000 installed in insulated steel. A two-car door, 16 feet wide, starts around $1,700. An 8-foot-tall door, common on the newer Goodyear and Buckeye homes built for trucks, adds $150 to $300 to either. A golf-cart door is a small one-car door and runs $650 to $1,100.

Step 2: the construction

Add nothing for a three-layer polyurethane door, which is the baseline recommendation for an attached garage in this climate. Subtract $300 to $500 for a two-layer polystyrene door. Subtract $450 to $800 for a single-skin door, and expect a hotter garage and a door that dents when a basketball hits it.

Step 3: the finish

A flush or raised-panel door in a baked polyester finish, white, sand, almond or bronze, is the baseline. Add $700 to $2,000 for a wood-look steel carriage-house door with decorative hardware. Add $1,500 to $3,900 for full-view aluminum and glass on a modern home. Dark colors add little to the price but shorten the finish warranty on a west-facing door, which is worth knowing before you choose charcoal.

Step 4: the windows

A row of windows across the top section adds $220 to $650 depending on the glass and the frame style. Insulated glass is worth the extra in an attached garage. Most HOAs want to see the window pattern on the submittal.

Step 5: the opener

If the existing opener has photo-eyes, the right horsepower and a few years left, add nothing. If it is a chain drive from the 2000s with no battery, add $550 to $950 for a belt-drive opener with battery backup, installed in the same visit; the overlapping labor makes it cheaper than a separate trip later.

Worked example

A 16-by-7 three-layer door in sand with a window row and a new belt-drive opener: $1,700 baseline, plus about $450 for the windows, plus about $750 for the opener, lands near $2,900 before any permit. A one-car insulated door with no windows and the opener kept: about $1,300. A wood-look carriage-house double with hardware and windows: $3,500 to $5,000.

What is always in the price

Removal and disposal of the old door and track. New torsion springs sized to the door, drums, cables, bearing plates, nylon rollers, hinges and the struts the door needs. Bottom seal and perimeter weatherstrip. Installation, balancing by hand, opener reconnection, force reset and the reverse test. The permit is a separate line only when the opening changes, which is rare on a replacement.

Questions on this topic

Is a two-layer door good enough for Surprise?

For a detached garage or a shaded north-facing opening, yes. For an attached garage on the sun side, the three-layer door's extra stiffness and insulation are worth the $300 to $500.

Why do dark doors have shorter warranties?

A dark finish on a west-facing door absorbs far more heat and chalks and fades sooner. Manufacturers shorten the finish warranty accordingly. Mid-tones hold up best here.

Can I match a golf-cart door to the new main door?

Yes. It is ordered in the same model and color, and the pair is installed in one visit.

Do I need a permit?

Not for a same-size replacement in the City of Surprise or the neighboring cities. A changed opening needs one, and the contractor pulls it.

How accurate is this estimator?

Within a few hundred dollars for most openings. Low headroom, a sloped floor or an unusual size can move it, and the written quote is exact.

Does the HOA approve before or after the quote?

After the quote and before the order. The spec sheet and color sample go to the committee, and the door is ordered when the approval returns.
